Boost Your Property Value: Outdoor Mistakes That Cost You (and How to Fix Them!)

In previous posts, we have explored common indoor blunders that can silently undermine your Waterloo Region home's value, your enjoyment of it , and its structural integrity. But the truth is, what happens outside your home is just as critical! Many homeowners, often unknowingly, make exterior mistakes that can lead to costly repairs, diminish curb appeal, and even impact your property's resale value.

Today we want to take a closer look some of the most frequent outdoor missteps and how you can safeguard your investment.

1. The Peril of Untrimmed Trees

Those majestic trees surrounding your home add beauty and shade, but unchecked growth can turn them into a liability. Branches growing too close to your roof or siding can cause abrasive damage, scrape off protective layers, and create damp, shaded areas that encourage moss, mildew, and rot.

Beyond cosmetic concerns, a strong storm can transform overgrown branches into dangerous projectiles, threatening your roof, windows, and even parked vehicles. Regular, professional tree trimming is essential for both your home's safety and the health of your trees.

2. Planting Too Close to the Foundation

We all love a vibrant garden, but proximity matters. Placing plants, shrubs, or even small trees too close to your home's foundation is a recipe for trouble. Their roots can actively seek out moisture, potentially compromising the integrity of your foundation over time.

Furthermore, dense foliage against the house traps moisture, leading to issues like efflorescence, mold growth, and attracting pests like termites. Aim for at least 1-2 feet of clearance between your foundation and any plantings to allow for proper air circulation and prevent moisture buildup.

3. Grilling in the Danger Zone

Barbecuing is a beloved warm-weather activity, but where you place your grill is crucial. The National Fire Protection Association (NFPA) reports an average of 10,600 grill fires per year. Positioning your grill directly against your home's siding, especially vinyl, poses a significant fire hazard.

Even without a full-blown fire, the intense heat can melt, warp, or discolor siding, leading to expensive repairs and a diminished aesthetic. Always keep your grill several feet away from your home, eaves, and any combustible materials.

4. DIY Outdoor Cabling: A Risky Connection

In our increasingly connected world, cables for internet, TV, and security systems are a necessity. However, improper installation of outdoor cabling – particularly when it involves drilling into your home's exterior – can create serious, long-term problems.

Unsealed or poorly sealed wall penetrations can allow moisture to seep into your home's walls, leading to wood rot, attracting damp-wood termites, and even compromising the insulation and efficiency of your HVAC system. Always entrust outdoor cabling installations to experienced professionals who understand proper sealing techniques.

5. Mulch: A Double-Edged Sword Near Your Home

ree

Mulch is fantastic for retaining soil moisture and suppressing weeds in your garden beds. But when applied too close to your home's foundation or siding, it transforms into a potential hazard. Mulch acts like a sponge, holding moisture against your foundation, which can lead to rot, dampness in your basement, and create an inviting pathway for termites and other pests directly into your home.

Maintain a mulch-free zone of at least 6-12 inches around your foundation. Consider using non-organic - and still very attractive - alternatives like gravel or river rock in this area.

6. The Downside of Missing Downspout Extensions

Those unassuming downspout extensions might not be the most attractive feature, but they play a vital role in protecting your home's foundation. Their purpose is to direct rainwater far away from your house. Removing them, or having them terminate too close to the foundation, allows water to pool directly at the base of your home.

This can lead to oversaturated soil, hydrostatic pressure against your foundation walls, basement leaks, and even compromise the structural integrity of your home's framing over time, creating ideal conditions for mold and wood-destroying insects. Ensure your downspout extensions direct water at least 5–10 feet away from your foundation.

7. Hiding Your Outdoor AC Unit (At Your Own Peril)

ree

It's understandable to want to camouflage the utilitarian look of your outdoor air conditioning unit. However, surrounding it too closely with dense hedges, plants, or decorative enclosures can severely impede its airflow. AC units require ample space to draw in and expel air efficiently. Restricted airflow forces your unit to work harder, leading to:

  • Reduced Cooling Efficiency: Your home won't cool as effectively.

  • Higher Energy Bills: A struggling unit consumes more electricity.

  • Shorter Lifespan: Increased strain puts undue wear and tear on components, leading to premature breakdown and costly replacements.

Ensure there's at least 2-3 feet of clear space around all sides of your outdoor AC unit for optimal performance.

8. The Danger of Indoor-Rated Extension Cords Outdoors

Not all extension cords are created equal. Using an indoor-rated extension cord outdoors is a significant fire hazard. These cords are not designed to withstand the elements, temperature fluctuations, or exposure to moisture, which can lead to insulation breakdown, overheating, and short circuits.

Always check for the "W" on the cord jacket, which indicates it's rated for outdoor use and designed to be weather-resistant. For prolonged outdoor use, consider investing in heavy-duty, grounded outdoor extension cords.

9. Power Washing Your Roof: A Damaging Cleanse

While power washing can be effective for cleaning siding or driveways, it's generally a big no-no for most residential roofs, especially asphalt shingle roofs. The high-pressure spray can:

  • Blast Off Granules: Shingle granules protect your roof from UV rays and act as a fire retardant. Removing them prematurely exposes your roof to the elements, accelerating deterioration and leading to leaks.

  • Damage Shingles: The force can lift, crack, or even dislodge shingles, compromising the roof's watertight seal.

  • Create Leaks: Puncturing the roofing material is a real risk, leading to water infiltration into your home.

  • Shatter Windows: Even on a lower setting, the concentrated pressure can crack or shatter dormer windows or skylights.

For roof cleaning, consult with a professional roofing company that uses gentle, low-pressure cleaning methods and specialized solutions to safely remove moss, algae, and mildew.

10. Ignoring Mould and Mildew on Your Roof

ree

That "charming" mossy green or dark streaky appearance on your roof might seem harmless, but it's often a sign of underlying mould, mildew, or algae. These growths don't just look bad; they actively degrade your roofing materials by trapping moisture and breaking down the protective layers. Over time, they can:

  • Weaken Shingles: Causing them to become brittle and prone to cracking.

  • Accelerate Decay: Leading to premature roof failure.

  • Indicate Larger Issues: Persistent mold or mildew can sometimes signal inadequate attic ventilation, which can impact your HVAC system's efficiency and lead to higher energy bills.

  • Insurance Problems: Many insurance companies, homeowners' associations and even government agencies, may penalise home owners who allow their roof to get mouldy, based on all the negatives we've discussed above. Such a roof is also a big concern for potential homebuyers.

Address roof discoloration promptly with a professional roof cleaner to extend your roof's lifespan and prevent further damage.

11. Allowing the Ground Around Your Home to Get Too Dry

We often focus on keeping water away from the foundation, but a bone-dry perimeter can be equally problematic. Soil, especially clay-rich soil, acts like a sponge. When it dries out excessively, it shrinks and pulls away from the foundation, creating voids and an unstable base. This soil shrinkage can lead to:

  • Foundation Cracks: As the ground shifts, it puts stress on your home's foundation, leading to cracks.

  • Water Seepage: Voids created by shrinking soil can become pathways for water to directly access your foundation and basement during heavy rains.

Maintaining consistent soil moisture around your foundation (without oversaturating) is key. During dry spells, consider a soaker hose or gentle watering of the soil directly adjacent to your home to keep it from shrinking too much.
